What is a bare land water strata lot?

It's a unique concept. You are buying an interest in both private and common property. The private property is where you moor your new floathome and the common property (docks, the gangways, the security system, infrastructure, lighting and amenities) is what you share with the other owners in Queensgate Marina.

Is it like a strata lot condominium or apartment?

Yes, like a condo you have a private ownership of your lot, but share some common space with the other Queensgate Marina owners.

What about moorage?

There are no moorage fees.

Where are the actual floathomes?

The bare land water lots do not include a floathome. All of the floathomes in the marina are custom built.

Do you have any lots for sale with a floathome?

The Developer is selling the show home with a strata lot. All other listings are for the lots only.

Can I bring in my existing floathome?

Sorry, the building codes change so quickly that only new home construction will be considered. The City of New Westminster, Metro Port Authority and the marine surveyor all have construction codes that must be met.

How do I build a floating home?

Well, we have lots of experience to help you. We can put you in contact with designers and builders that have successfully completed floathomes. Some examples are currently in the marina. The lead time is about 3-4 months depending on your builder's availability.

How much does it cost?

Strata lots are available at $300,000 each. The current strata fees are approximately $160.00 per month.

How much does it cost to build a floathome?

As always, cost depends on finishing, materials and size. The easiest way to find out would be to price your design, the floatation required to support your design and then price out the construction materials and finishes that you love. It would be appropriate to use prevalent building rates of $150 and up per square foot.

Where can I get a designer?

You can purchase a design off the shelf or have one modified at Linwood Homes or Panabode. Custom design is always an option, either by your architect or by yourself.

What about the float?

Think of the flotation device like the foundation of a new home. It is built depending on the size of your finished home. Where you want the walls, bathrooms and living room may all impact the construction of the float.

What is the float made out of?

New floats are made out of Styrofoam and concrete. They are built using a concept called "Positive Floatation". The water is around and in the float creating a very stable base in the water.

Can it sink?

There is no "hull" in a positive float. So, there is nothing to puncture. The Styrofoam structure is encased with a protective cover of concrete.

What do the strata fees cover?

Strata fees cover maintenance of the infrastructure (such as sewer lines, water pipes, natural gas lines, etc.) docks, security, lighting, common property insurance and the water lease.

Water Lease?

Yes, only owners of land are entitled to have a water lease to utilize access to the water. The land that you have bought as a member of the strata entitles you to use the water. That authority is granted through the Metro Port Authority. The current lease is 40 years.

Must I build my floathome within a certain time?

No. Once you have purchased your lot it is at your discretion when you would like to launch your floathome.

Are there any other costs?

You would insure your floathome and pay your own property taxes. As well, you will be responsible for the utilities that you consume as a homeowner. When you launch your floathome, you will have to pay to have the secure pilings installed, and run the utility and waste hook ups from the home to the dock system.

Any restrictions?

There are strata rules and bylaws for you to review prior to placing an offer. However, rentals are restricted and pets are allowed with some restrictions.

Can I moor my boat in front of my floathome?

With limitations, yes motorboats that do not exceed 50' may be secured next to or in front of your floathome at no extra charge. They cannot impede on the footprint of other properties, so design your home with mooring your boat in mind.
